Toy Factory Apartments Leominster, MA

With a prominent presence adjacent to historic Carter Park in downtown Leominster, this project consists of three interconnected red brick buildings constructed for the W.S. Reed Toy Company. The first and is three stories and dates to  1879, the second is four stories and dates to 1897 and the third is a two-story ell boiler house ca. 1890s.

In partnership with Andrew J. Cannata, AIA, our design team reconfigured this 38,260  sq. ft. building into 36 market-rate housing units, two of them accessible. The building exterior’s industrial character was retained, with alterations only where necessary to accommodate the building’s new function. Units were designed to maintain and showcase the red brick walls, wood columns, beams, and wood deck undersides which were left exposed.  A number of remnants from the buildings industrial past were left in place or re-mounted for effect wherever possible.

In August 2012, the property was  listed in the National Register of Historic Places and, as a result, received Historic Tax Credits from the Commonwealth. The project also received funding from the Massachusetts Housing Development Incentive Program (HDIP).
